By using our services, you acknowledge and agree to be bound by our Terms and Conditions. Please note that these Terms and Conditions may be amended at any time at our sole discretion and without prior notice.
Any updates or amendments will be communicated by publishing the revised Terms and Conditions on our website at ........... It is your responsibility to review this page periodically to remain informed of any changes.
Please note that, as part of our standard quality assurance process, we may take photographs before and after the cleaning service unless otherwise advised by the client. This allows us to maintain and demonstrate our high standards of workmanship and quality control.
Interpretation
In these Terms and Conditions, unless the context otherwise requires, the following words and expressions shall have the meanings set out below:
- “Expert Cleaning & Removalist Pty Ltd”, “We”, or “Us” refers to Expert Cleaning & Removalist Pty Ltd and includes any authorised contractor approved by Expert Cleaning & Removalist Pty Ltd.
- “Bond Cleaning Guarantee” means our commitment to return, free of charge, to rectify any cleaning issues identified by the Managing Agent, in accordance with the Residential Tenancies and Rooming Act 2008, provided that the services were performed by Us and remain subject to these Terms and Conditions and our stated Inclusions and Exclusions.
- “Bond Cleaning Standards” means a level of cleanliness of the Property that meets the Managing Agent’s requirements, in accordance with the Residential Tenancies and Rooming Act 2008, and enables the release of the bond to the Customer.
- “Cleaner/s” means any person engaged by Us to perform the Services.
- “Customer” or “You” means any individual or entity that purchases Services from Expert Cleaning & Removalist Pty Ltd.
- “Heavily Soiled” refers to the presence of grime, dust, dirt, or residue at levels exceeding what is reasonably considered normal for a residential property.
- “Managing Agent” means the person or entity responsible for managing the rental affairs of the Property, including but not limited to a real estate agent.
- “Property” means the residential premises requiring a bond clean.
- “Reasonable Endeavours” means that We have exercised reasonable effort based on the information available to Us at the relevant time.
- “Service/s” means any cleaning or related service offered by Us and requested by the Customer.
- “Terms and Conditions” means these terms and conditions as published on this website, together with any additional conditions agreed to in writing by Us.
GENERAL
- These Terms and Conditions apply to all contracts for the supply of Services by Us to the Customer and shall prevail over any other documentation, correspondence, or representations provided by the Customer. These Terms and Conditions constitute the entire agreement between the parties. No verbal or written agreement shall vary or override these Terms and Conditions unless expressly confirmed in writing by Us.
Inappropriate Behaviour
We maintain a zero-tolerance policy toward inappropriate, abusive, or threatening behaviour directed at Us or our cleaners. This includes, but is not limited to, harassment, intimidation, threats, use of fear, explicit or offensive language, racism, or defamatory remarks, whether verbal, written, or physical. We reserve the right to take any action deemed necessary, including legal action. We further reserve the right to immediately terminate Services without refund, subject to applicable laws.
PRICING:
- Please note that our quotation is based on the property being in a standard condition. In some cases, the final price may vary following an inspection on the day of cleaning, depending on the size and condition of the property. If we identify that the property requires additional cleaning or is in a condition significantly different from what was discussed at the time of quoting, we will always contact you first to explain the situation and confirm any additional costs before proceeding.
- To secure your preferred date and time for our cleaning services, we require an $95 deposit or full payment (depending on the type of cleaning service). This will be applied toward the quoted amount or the estimated duration of the service.
Payment Terms
Where applicable, the remaining balance will be charged at the commencement of our cleaning services on the scheduled day, unless otherwise agreed in advance. This payment term applies to End of Lease cleaning and all other cleaning services.
Cancellations and Rescheduling
- If a booking is cancelled or rescheduled within two (2) business days of the scheduled cleaning date, a cancellation fee of $95 will apply.
- If a booking is cancelled or rescheduled within one (1) business day of the scheduled cleaning date, a cancellation fee of 40% of the total cleaning cost will apply.
- Where a cancellation or rescheduling request is made outside of business hours, it will be deemed effective from the next business day.
Public Holidays (Recurring Services)
For recurring cleaning services that fall on a public holiday, services will continue as scheduled unless we are notified in advance to cancel or reschedule the appointment.

- Our End of Lease Cleaning packages include the services outlined in your quotation.
End of Lease Cleaning – Rectification
If any rectification is required following an End of Lease clean, Expert Cleaners must be notified within seven (7) days of the original cleaning date. This allows us the opportunity to address any concerns identified by the client or the managing agent in a timely manner.
End of Lease Cleaning – Inspection Details
At the time of booking, please advise us of the scheduled date for the end of lease inspection to be carried out by the managing agent.
Hourly Rates & Time Allocation
Our hourly cleaning rates are charged per cleaner, per hour. Where more than one cleaner is assigned to a booking, the total charge is calculated based on total labour hours (man-hours) rather than the duration of time spent at the property.
Regular & Spring Cleaning
- Regular Cleaning has a minimum booking of three (3) hours and applies to services scheduled weekly or fortnightly.
- Spring Cleaning also has a minimum booking of three (3) hours and applies to services scheduled at intervals greater than two weeks. Spring Cleaning is charged at a different rate to Regular Cleaning.
- Please note: Spring Cleaning is not an End of Lease clean and is not guaranteed to meet End of Lease inspection standards, regardless of whether an inspection is required.
Scope of Cleaning Services
Our cleaning services do not automatically include every item listed in our service checklists. The tasks completed depend on:
- The client’s specific requirements
- The size of the property
- The agreed number of cleaning hours
The allocated time will determine which cleaning tasks can reasonably be completed.
Extras & Additional Services
Our quotation includes only the services discussed at the time of booking. Any additional services not advised at the time of quoting will incur an extra charge.

- Balcony and outdoor areas
- Carpet steam cleaning
- Furniture cleaning
- Fridge cleaning
- Blinds cleaning
- Carpeted stairs
- Inside cupboards
- Oven and rangehood cleaning
- Internal and external window cleaning
- Ironing and folding
- Dishwashing
- Changing bed linen
End of Lease Cleaning Extras
- Balcony, deck, courtyard, and outdoor areas (sweep and mop only)
- Garage or basement car space
- Storage enclosures
- Carpet steam cleaning
- Furniture and fridge cleaning
- External window cleaning
- Window track cleaning (quoted on the day)
- Blinds and curtain cleaning
- Carpeted stairs
- High-level window or high-level cleaning work
- Furnished properties (including utensils, cookware, etc.)
Blinds and curtains are excluded from package pricing but may be added on the day at an additional cost.
Walls, Ceilings & Fixtures
- Spot wall marks are included; full wall washing will incur an additional charge (End of Lease cleaning only).
- Smoke marks on walls or ceilings are excluded.
- Ceiling cleaning is charged additionally.
- Ceiling fans and light fittings are included for dusting only.
- Downlights or fittings requiring unscrewing must be removed by the client prior to cleaning.
- Troffer lights must be accessed and reassembled by the client.
Property Condition & Accessibility
- End of Lease properties must be completely empty at the time of cleaning.
- Any items left behind may be removed unless prior arrangements are made.
- Clients are advised to remove valuable or fragile items before cleaning.
- Multi-storey, large, or poorly maintained properties may incur additional charges.
- Furnished properties and appliances left for cleaning will incur additional costs.
- We do not move furniture; only accessible areas will be cleaned unless items are moved by the client.
Windows, Flyscreens & External Areas
- Only windows that are safely accessible will be cleaned.
- Flyscreens must be removed by the client prior to cleaning.
- We will not remove flyscreens requiring tools or those at risk of damage.
- Any request for flyscreen removal is undertaken at the client’s risk and responsibility.
Carpet Steam Cleaning
- Stain removal is not guaranteed.
- Permanent stains (e.g. dyes, acids, caustics) may not be removable.
- Additional stain treatments are charged per stain and quoted on the day.
- Furniture must be moved by the client for full carpet access.
Additional Charges
- Grout cleaning is charged separately.
- Lifting and handling fees may apply for properties without lift access.
- Removal of paint, glue, grout, or concrete residue is excluded from standard pricing.
- Late payment fees may apply to overdue invoices on a weekly basis.
We encourage clients to provide accurate and complete information at the time of booking to ensure the most accurate quotation and a smooth cleaning experience.
